A few things worth knowing
What does each renovation scope include?
Refresh: replace vanity, toilet and fittings; allow for lighting / ventilation, painting and minor surface work. Keep the existing layout, flooring, bath and shower; include a modest surface-refresh allowance where a bath or shower is present.
Full renovation: replace fixtures, flooring, wall finishes and the selected bath / shower, with waterproofing and trade-work allowances. The room’s footprint stays the same.
Gut renovation: full renovation plus more demolition and an allowance for reconstructing walls and subfloor. Major structural changes, new additions and extensive damage are outside this model.
How are the estimate and local costs calculated?
This calculator adds component allowances, professional labor, a permit / tax allowance and your chosen reserve. The main range allows for roughly 20% below to 25% above the project subtotal before applying the reserve. Gut renovations or plumbing relocation use a wider range. Figures are rounded.
Room sizes use representative areas of 25, 40, 60, 100 and 150 sq ft. Your selected plan works out to about —, including reserve. A small room is not priced simply by square footage because fixtures and trade visits have fixed costs.
Local cost levels are broad model assumptions, not ZIP-code quotes. Relative to average, labor factors are 0.85 / 1.00 / 1.25 / 1.50 and material factors are 0.95 / 1.00 / 1.08 / 1.15. Permits and sales tax vary locally; the estimate uses an allowance, not a legal tax calculation.
The coefficients and work-duration ranges are editorial planning assumptions. They do not come directly from the benchmark studies and are not live prices or statistical confidence intervals.
What should I confirm with a contractor?
Compare itemized quotes for the same scope. Confirm demolition and disposal, waterproofing, plumbing and electrical work, ventilation, fixture allowances, permits, taxes, payment milestones and the change-order process.
Ask separately about mold, hazardous materials, extensive water damage, structural changes, difficult access and temporary bathroom arrangements. These are not included as specific line items. A curbless shower option does not guarantee that the entire bathroom meets accessibility requirements.
What are the cost benchmarks?
Houzz’s 2026 U.S. Bathroom Trends Study reports a $15,000 median for bathroom upgrades in 2025 and $25,000 for major remodels. JLC / Zonda’s 2025 Cost vs. Value Report prices its defined midrange bath remodel at $26,138 nationally. Different project definitions make these reference points, not equivalent quotes.
This calculator’s line items, location factors, reserve and timelines are its own planning model. The published figures are a reasonableness check; neither source supplies or endorses this calculator.
