HSBC left mainstream U.S. retail banking in 2022, selling 90 branches to Citizens and Cathay Bank, so a lot of people assume it stopped making home loans here. It didn’t. HSBC Bank USA still writes mortgages across most of the country. What changed is who they’re built for: people who keep money with the bank, people moving to the U.S. from abroad, and buyers in lower-income neighborhoods who qualify for grants that can top $25,000.
That makes HSBC an unusual lender. For some borrowers it’s one of the few banks that will lend to a foreign national without a U.S. credit history, or count restricted stock units as income on a $3 million loan. For others it’s simply not a fit: there are no FHA, VA or USDA loans, and its posted rates weren’t below the national average when we checked. This guide sorts out which group you’re in, what each HSBC housing loan requires, and the fine print that decides whether the relationship perks are worth it.
Eight Quick Answers About HSBC Home Loans
The questions we see most from people weighing an HSBC mortgage, answered in a line or two. The details follow.
Yes. HSBC Bank USA lends on property in every state except Alaska and West Virginia, even though it sold most of its branches in 2022.
No. The Select jumbo and the CommunityWorks programs don’t require balances. Bigger closing credits and rate discounts are tied to how much you keep there.
3% through CommunityWorks or Fannie Mae’s HomeReady. HSBC’s jumbo tiers list 20% down.
Yes, on most jumbo tiers. HSBC says no U.S. credit history is required, and it may use an international credit report instead.
No. Bankrate’s review notes HSBC doesn’t offer FHA, VA or USDA loans, and none appear on its product list.
Not by default. Its posted 30-year conforming rate was 7.500% on October 23, slightly above Freddie Mac’s national average that week. Relationship discounts can change that.
Only with an HSBC Premier relationship. Lines go up to $500,000, with a 5.49% intro APR for 12 months when we checked.
You can prequalify online, but HSBC’s FAQ points applicants to a phone line or a mortgage consultant to complete the application.
Every HSBC Housing Loan Program, Side by Side
HSBC organizes its U.S. mortgages around one question: how much money do you keep with the bank? Here’s how each program lines up.
| Program | HSBC balance needed | Max loan | Down payment | Closing credit | Foreign nationals |
|---|---|---|---|---|---|
| CommunityWorks | None | Conforming limits | 3% | Up to $5,000 help + grant | — |
| HomeReady | None | Conforming limits | 3% | — | — |
| Select (jumbo) | None, or under $25K | $2M | 20% | $250 | No |
| Preferred (jumbo) | $25,000+ | $2M | 20% | $750 | Yes |
| Deluxe (jumbo) | $100K–under $1M ($200K above $3M) | $5M | 20% | $1,000 | Yes |
| Elite (jumbo) | $1M+ | $5M | 20% | $1,500 | Yes |
| Summit | Private Banking client | By quote | By quote | — | Yes |
When we lined up the product pages, the balance requirement turned out to be the hinge for everything else. Balances are measured as combined personal deposits and investments at HSBC, in U.S. dollars or the equivalent at an HSBC Group member, and they must be fully funded before closing. That last phrase matters: you can’t promise to move money later. If you’re relying on the Deluxe or Elite tier, plan the transfer weeks ahead, and ask how long the balance has to stay put after closing to keep any rate discount.
Two details you won’t find in the headline numbers. The Select tier, built for people with no HSBC relationship, is limited to U.S. citizens and permanent residents, so foreign nationals need at least the $25,000 Preferred relationship. And one Select page lists 20% down while its page description mentions as little as 10%, so if a smaller down payment is the reason you’re considering Select, get it confirmed in writing by a consultant.
For context on the word “jumbo”: a loan above the conforming limit set by the Federal Housing Finance Agency can’t be sold to Fannie Mae or Freddie Mac. That limit is $832,750 for a one-unit home in most of the country this year, and up to $1,249,125 in high-cost areas. HSBC’s jumbo tiers are where its relationship pricing really shows up.
HSBC Mortgage Rates Compared With the National Average
HSBC posts sample rates daily, but only for New York. For other states you have to call. Here’s what the posted numbers looked like the week we checked.
HSBC’s sample assumptions matter when reading those numbers. Its conforming samples assume a $400,000 loan with 20% down and a 740 credit score; its jumbo samples assume a $1,000,000 loan with 35% down, also at 740. Both use a 60-day rate lock and a single-family primary residence. The 30-year conforming sample works out to a principal and interest payment of $2,796.86 a month.
We found that HSBC’s posted rates on their own aren’t the reason to choose it. On a typical conforming loan they were within a couple of tenths of a point of the national average, slightly above it. Where HSBC can pull ahead is through relationship discounts on jumbo loans and its willingness to underwrite borrowers other banks find awkward: foreign income, short U.S. credit files, or compensation paid partly in stock. If none of that describes you, get at least two other Loan Estimates before deciding.
Fees deserve the same attention as the rate. HSBC’s sample conforming closing costs were listed at $2,416.75, and Finder’s review reports an origination fee of $1,250 in most states, plus appraisal and credit report fees. Your official Loan Estimate, which lenders must send within three business days of a complete application, will spell out every charge so you can compare HSBC line by line with other offers.
HSBC only publishes sample rates for New York; conforming samples cover specific counties (Bronx, Kings, New York, Orange, Queens, Richmond, Rockland, Westchester, Nassau, Suffolk and Erie). Everyone else needs a quote from a mortgage consultant at 866-427-2101 or 866-959-8635. Ask for the rate with and without any relationship discount so you can see what the balance requirement is actually buying you.
CommunityWorks and Grants: HSBC’s Best-Kept Deal
For moderate-income buyers, this is the part of HSBC’s lineup that can beat almost any rate discount. The grant alone can cover most of a 3% down payment.
CommunityWorks is HSBC’s low down payment mortgage. It’s aimed mainly at first-time buyers but isn’t limited to them, and HSBC pairs it with up to $5,000 toward closing costs. The bigger prize is the CommunityWorks Opening Doors grant, which Bankrate and grant listings describe as a down payment grant of 2% of the purchase price, with a minimum of $5,000 and a maximum of $25,000. It doesn’t have to be repaid, no lien is recorded, and it must go toward the down payment rather than cash back at closing.
Eligibility is the catch. Published descriptions say the borrower’s income must be at or below 80% of the area median income where the home is, or the home must be in a majority-minority census tract. The program also lists a 620 minimum credit score and a homebuyer education course for at least one borrower, and the home must be your primary residence. Bankrate notes it’s available only in certain markets, so confirm with a consultant that your address qualifies before you write an offer.
Stacking with the Homebuyer Dream Program
HSBC also lists the Homebuyer Dream Program and Dream Plus, which it runs with the Federal Home Loan Bank of New York. For this year’s round, FHLBNY lists grants of up to $30,000 per household for first-time buyers earning at or below 80% of area median income, usable for down payment, closing costs and homebuyer counseling. Dream Plus extends up to $30,000 to buyers earning above 80% and up to 120% of area median income in New York and New Jersey. The money is distributed through participating member banks, and FHLBNY says this year’s rounds close November 27, or sooner if funds run out, with the next round opening February 8.
Whether a Dream grant can be combined with an Opening Doors grant on the same purchase is a question for your consultant, since grant programs often have their own layering rules. Even one of them can change your math dramatically, which is why it’s worth timing a purchase around the funding calendar if you qualify.
Grant eligibility hinges on 80% of area median income for your county, not the national figure. HUD and the FFIEC publish these limits. Look up your county, multiply by 0.8, and compare with your household’s gross income. If you’re close, ask whether your target neighborhood is a qualifying census tract, which can make income irrelevant for the Opening Doors grant.
Program Finder: Which HSBC Loan Fits You
Answer five questions. The finder applies the published requirements and points you to the HSBC program that matches, or tells you when another lender is the better call.
Payment Planner: Monthly Cost and Grant Estimate
Plug in a price, down payment and rate to see your monthly payment, whether you’re in jumbo territory, and what a CommunityWorks grant could be worth if you qualify.
Estimate only. Excludes mortgage insurance, HOA dues and closing costs.
To check the planner, set the price to $500,000, the down payment to 20% and the rate to 7.5% on a 30-year term. That’s a $400,000 loan, matching HSBC’s own conforming sample, and the principal and interest should read about $2,796.86, the figure HSBC publishes. From there, try your real numbers. If your down payment is under 20%, budget for private mortgage insurance on top; HSBC’s FAQ notes it’s generally required above 80% loan-to-value, and it can be removed later as you build equity.
Is Moving Money to HSBC Worth It?
Every jumbo tier above Select asks you to park money at the bank. Whether that’s a good trade depends on two numbers HSBC doesn’t publish together: your rate discount and what your money earns there.
HSBC’s pages say rates and discounts “may require” certain deposit and investment balances, reserves, equity and automatic payment from an HSBC U.S. checking account, but they don’t list discount sizes. That means the only way to judge the trade is to ask for two quotes on the same loan: one with the relationship and one without. The gap between those monthly payments is what the relationship buys you. Then compare it with any interest you’d give up by moving cash from a higher-yielding account, and with the closing credit, which is a one-time amount.
Here’s an illustration, not an HSBC quote. On a $1,000,000, 30-year loan near 7.5%, each 0.125 point of rate is worth roughly $85 a month, or about $1,000 a year. If you’d move $100,000 for the Deluxe tier and that money would otherwise earn one percentage point more in a high-yield account, you’d give up about $1,000 a year in interest. In that scenario a 0.125-point discount roughly breaks even, while a 0.25-point discount comes out ahead. If the money you’d move is already invested and can sit in an HSBC investment account, the trade looks better still, since HSBC counts investment balances too.
What exactly is my rate with the relationship, and without it? How long must the balance stay at HSBC after closing, and what happens to my rate if it drops? Can the balance sit in investments rather than cash? Get the answers in writing; HSBC’s terms note discounts can be canceled or changed and can’t be combined with other offers.
Refinancing with HSBC
HSBC offers two refinance styles. A limited cash-out refinance pays off your existing mortgage and can roll closing costs into the new loan, and it’s the one to use for a lower rate or shorter term. A cash-out refinance turns equity into money, but HSBC’s FAQ says only some of its programs allow it, so ask which tier you’d fall into before assuming you can pull cash. With rates in the 7% range when we checked, a refinance makes the most sense for borrowers whose current rate is well above that, or who want to drop private mortgage insurance by refinancing once they reach 20% equity. Existing HSBC borrowers asking about removing PMI on their current loan can call 855-527-8400.
What to Budget Beyond the Rate
The monthly payment is only part of the cost. These are the charges and requirements that most often surprise HSBC borrowers at the Loan Estimate stage.
Costs to expectSome HSBC loans require an escrow account, which means your property taxes and homeowner’s insurance are collected with your monthly payment and paid by the bank when due. HSBC’s FAQ notes supplemental tax bills aren’t paid from escrow, which matters in states that reassess a home after it’s sold. In New York, which is HSBC’s home market, buyers should also budget for mortgage recording tax on most loans and, often, attorney fees, which can add thousands to cash needed at closing.
One more line to watch is the rate lock. HSBC’s sample rates assume a 60-day lock, while the Summit program advertises locks of up to 360 days with a one-time float-down. Longer locks generally cost more, so match the lock to your realistic closing date, and if you’re buying new construction, ask what an extended lock would add before you sign a purchase contract.
Buying in the U.S. From Abroad or as a Newcomer
This is where HSBC is genuinely different from most U.S. banks. Its international mortgage pages are written for people other lenders turn away.
HSBC says a U.S. credit history isn’t required for its international borrowers, and its jumbo pages note an international credit report may be used if you don’t have two years of U.S. residency or employment. Assets held in other countries can count toward your qualification, but the money you actually use to buy must be in a U.S. bank account. Documents in another language can usually be translated with a consultant’s help, and the Preferred, Deluxe, Elite and Summit tiers are all open to foreign nationals as well as permanent and non-permanent residents.
The process HSBC describes has four stages: prequalify with a consultant or online, verify credit using international solutions where needed, submit identity, income and asset documents, then close. If you’re overseas, HSBC lists a separate number, 716-841-6820, staffed 8:30 a.m. to 8 p.m. Eastern, Monday through Friday. Expect the 20% minimum down payment on jumbo tiers, and ask early whether your state requires a real estate attorney at closing, since HSBC notes that varies by state.
HSBC’s Family Assisted Financing lets a non-occupying immediate family member help with a purchase or a non-cash-out refinance. It’s built for situations like parents abroad backing a child studying or working in the U.S. Ask how the family member’s income and assets are counted and whose name goes on the title, and get advice on gift and estate tax rules in both countries before money moves.
The HSBC HELOC: Low Costs, One Big Requirement
HSBC’s Home Equity Line of Choice has no application fee, annual fee or closing costs. The catch is that you need a Premier relationship to get it.
The posted rates bake in a lot of assumptions: a Premier relationship, an automatic payment discount from a Premier checking account (0.25%), an initial draw of $25,000 or more at closing (another 0.25%), excellent credit, an owner-occupied single-family home and a total loan-to-value of 60% or less. Lines run up to $500,000, and you can lock up to three fixed-rate segments inside the line. The ongoing rate floats with the Wall Street Journal Prime Rate, which was 7.00% as of September 17, plus a margin. The cap is the greater of 15.9% or five points above your starting rate, with changes limited to four points a year.
The Premier requirement is the real hurdle. HSBC Premier checking waives its monthly fee if you hold $100,000 in deposits and investments, receive $5,000 a month in direct deposits, have an HSBC U.S. residential mortgage serviced by HSBC, or are a Private Bank client. That third option is worth noticing: an HSBC first mortgage can satisfy the Premier fee waiver, which can make an HSBC HELOC easier to reach later. Finder’s review also reports a $500 early termination fee if a line is closed within three years ($750 in some states), so ask whether that applies before you open one for a short-term need.
From Application to Closing
HSBC’s application runs through a consultant or the phone line rather than a fully online flow. The federal timeline protections apply either way.
Prequalify and pick a tier
Use HSBC’s online prequalification form or a consultant to get a price range, then decide whether a relationship tier’s perks justify moving money. Have a rough idea of your balances, income and down payment source.
Apply by phone or with a consultant
HSBC’s FAQ lists 844-472-2684 for applications, or you can find a local consultant. Ask whether your loan will be serviced by HSBC after closing, since that affects the Premier fee waiver.
Compare the Loan Estimate
You’ll get it within three business days of a complete application. Put it beside estimates from at least two other lenders and compare the rate, points, origination charges and cash to close.
Fund the relationship balance
If your tier depends on balances, move them early and keep statements. HSBC requires them to be fully funded before closing.
Review the Closing Disclosure
It arrives at least three business days before closing. Check that the rate, closing credit and any relationship discount match what you were promised; that’s the moment to raise problems.
Which Situation Sounds Like Yours?
HSBC is an excellent fit for some borrowers and an awkward one for others. Find the description closest to yours.
CommunityWorks is the reason to talk to HSBC. With 3% down, up to $5,000 in closing help and a down payment grant of 2% of the price (from $5,000 up to $25,000) if you meet the income or census tract test, it can beat a slightly lower rate elsewhere. In New York or New Jersey, ask about the Homebuyer Dream Program too, and complete the required homebuyer education early.
Price the Deluxe or Elite tier, then price the same loan elsewhere. Moving $100,000 to HSBC for a $1,000 closing credit isn’t worth it on its own; the value has to come from a better rate. Ask the consultant to quote with and without the relationship and compare the difference in monthly payment against what that money would earn elsewhere.
HSBC’s jumbo pages say restricted stock units can count as income, which many lenders handle reluctantly. Bring vesting schedules and a history of past vests, and ask how much of your RSU income will be counted and over what period.
You’re likely a non-permanent resident, which HSBC’s Preferred, Deluxe, Elite and Summit tiers accept. A short U.S. credit file isn’t a dealbreaker, but plan on 20% down and at least $25,000 held at HSBC, since the no-relationship Select tier is for citizens and permanent residents only.
HSBC’s jumbo tiers allow investment properties and title held by a U.S. corporation or LLC, which many banks won’t do on a residential mortgage. Ask about rate adjustments for investment property, and get legal advice on liability and tax treatment before setting up the entity.
HSBC isn’t your lender. It doesn’t offer VA, FHA or USDA loans, which are usually the best options for veterans (0% down) and for buyers with credit scores below the 620 CommunityWorks floor. Shop lenders that specialize in those programs.
If your branch was sold, your accounts probably moved to Citizens (East Coast) or Cathay Bank (West Coast). Check who services any existing loan on your latest statement before calling HSBC. If you’re still an HSBC Premier client, your existing relationship balances may already qualify you for a better tier.
What Borrowers and Reviewers Report
HSBC’s mortgage reviews are mixed, and the pattern is consistent enough to plan around.
Bankrate gave HSBC 3 out of 5 stars in a review updated September 30, citing about 1,400 loans in 2025, lending volume above ten loans in 18 states, and lower added costs over eight years than roughly 80% of comparable lenders. On the other side, it counted about 4.4 consumer complaints per 1,000 loans, in the weakest band it tracks, and noted that about 86% of approved loans reached closing. Finder’s review highlights praise for speed and rates on Zillow alongside complaints about phone wait times and service on broader banking review sites.
The practical response is simple: get names. Work with a specific mortgage consultant, ask for their direct line and email, and confirm in writing anything that affects your price, such as a relationship discount or closing credit. If a problem comes up that you can’t resolve, you can file a complaint with the Consumer Financial Protection Bureau, which forwards it to the lender for a response.

The Bottom Line
Moderate-income buyers who qualify for CommunityWorks and its grant; foreign nationals, visa holders and newcomers without U.S. credit history; jumbo borrowers with RSU income or LLC title needs who already hold money at HSBC.
Standard conforming borrowers with no special circumstances. HSBC’s posted rates were near the national average, so the decision comes down to the Loan Estimate.
Veterans and buyers who need FHA or USDA financing, anyone below a 620 score, and property in Alaska or West Virginia.
